Free roofing estimate template

Roofing estimate template priced by the square.

Tear-off, shingles by the square, underlayment, ice-and-water, drip edge, flashing, vents and the dumpster each get a line. The template totals it, shows the deposit and balance, labels the document an estimate and gives you a PDF to leave with the homeowner.

Or skip the typing

Say the job. The estimate writes itself.

This template is yours to use, no account needed. When you are done typing line items into a form, Voice To Task CRM does the same job from a 20-second recording: you say the parts, the hours and the customer, and the app drafts the estimate with your tax rate and your hourly rate already applied. Create a free account and get the app on the App Store or Google Play. The first 5 voice logs cost nothing.

For example, you say

“Estimate for the Carter roof. Twenty-four squares, one layer tear-off at 85 a square, architectural shingles installed at 425 a square, synthetic underlayment included, new drip edge and pipe flashings 380, ridge vent 60 feet at 12, dumpster 450.”

What to put on it

What goes on a roofing estimate.

  1. Squares, layers and pitch The roof area in squares (100 sq ft each), how many layers come off, and the pitch. Those three numbers drive the price and the homeowner will compare them across bids.
  2. Shingle and underlayment spec Manufacturer, product line and colour of the shingle; underlayment type; ice-and-water shield where code requires it (eaves and valleys in cold climates); drip edge; ridge vent or box vents. A spec the homeowner can read is what wins against a cheaper bid.
  3. Flashing, decking and the unknowns New pipe boots and step flashing as a line; chimney and skylight flashing as lines. State the per-sheet price for replacing rotten decking you cannot see until tear-off, so the change order is already priced.
  4. Permit, dumpster, deposit Permit at cost, dumpster and disposal as a line, and the deposit to order materials with the balance on completion. Some states cap home-improvement deposits (California: $1,000 or 10 percent, whichever is less); after storms several states also restrict advance payments. Check yours.
  5. Warranty and validity The manufacturer’s warranty and your workmanship warranty in years, in the notes, and how long the price holds. Shingle prices move with oil; a 30-day validity is normal.

Licensing and deposit rules named above are the California Contractors State License Board’s (Business and Professions Code §7030.5, §7048, §7159.5); other states differ. Sales-tax treatment of labor and materials is set by each state’s department of revenue. None of this is legal or tax advice; check your own state board and your accountant.

How do roofers price by the square?

A square is 100 square feet of roof. Tear-off, shingles, underlayment and often labor are quoted per square, with flashing, vents and the dumpster as separate lines. The template multiplies squares by the per-square price on each line.

Should decking replacement be in the estimate?

As a priced unknown: “decking replacement, per sheet, if found, $X”. You cannot see rot until tear-off, and a per-sheet price on the estimate turns a dispute into a change order the customer already agreed to.

How much deposit can a roofer take?

It depends on your state. California caps home-improvement deposits at $1,000 or 10 percent, whichever is less; some states restrict advance payments on storm-damage work. Where there is no cap, a deposit that covers materials is common. The template has a deposit field and prints the balance due.

Is this roofing estimate template free?

Yes. Fill it in and download or print the PDF with no signup. Nothing you type leaves your browser. It is made by the team behind Voice To Task CRM, a voice estimate and invoice app for the trades, which is separate and optional.
